We come to the building, identify each unit we would be maintaining, and write an estimate at no charge. The walkthrough is how we see access, age, and what is actually on the roof or in the closet. It is not a repair visit, and it does not include parts.
If a unit is already down, that is a repair. The maintenance agreement is for equipment that is still in service. Repair work is quoted separately on the commercial HVAC repair and installation page.
The quote follows the manufacturer, unit by unit
A packaged rooftop unit, a split system, and an exhaust fan do not share one maintenance list. Filters, belts, coils, drains, electrical connections, and heating sections differ by model. The estimate is built from the manufacturer's recommended maintenance for each specific unit we find on the walkthrough.
We do not publish a flat commercial price on this page, because two buildings with different equipment should not get the same number. You get the estimate after we have seen the units. How often we return is whatever that manufacturer specifies for that equipment and how the unit is used, not a single schedule we apply to every roof.
What the visits are for
The point of the visits is to clean and check the items on that unit's list, and to tell you about parts that are wearing out while the space is still comfortable. Findings that need a repair are quoted before we do them.
We maintain the same equipment we repair: rooftop units, commercial split systems, and exhaust fans. We do not maintain chillers. If you need a unit replaced rather than maintained, start with commercial HVAC repair and installation.
