At What Age Should a Furnace Be Replaced in Mansfield, TX

Part of our Furnace Installation and Replacement guide.

Mansfield homeowners usually ask at what age a furnace should be replaced on the first night they need it. The furnace has been a blower for the air conditioner since spring. A cold front drops the house into the 30s or the 40s, the burners light, and someone remembers that the cabinet was already here when they bought the house.

There is no sticker that expires the furnace on a birthday. Neighbors with the same brand, installed the same year, do not get the same life out of it. One furnace is still heating in year 20. Another lost the heat exchanger in year 12. The difference is usually the install, the airflow, and what failed, not the logo.

If you smell gas (a rotten egg odor), stop here. Do not flip switches or use a phone inside. Leave the home and call your gas utility or 911 from outside. If a carbon monoxide alarm sounds, or anyone has a headache, nausea, or dizziness that eases outdoors, get everyone out and call 911. Carbon monoxide has no smell. Age does not change that. A burning odor is not a test for carbon monoxide.

Hot plastic, smoke, or a breaker that trips again means the furnace stays off. Do not open the burner compartment to see how old the parts look.

The ranges people quote, and what they actually are

Use more than one source, and notice what each source measured. None of these is a survey of Mansfield houses.

More than 15 years. The Department of Energy's 2022 Energy Saver guide says to consider replacing a furnace or boiler that is more than 15 years old. The same page lists frequent repairs with rising bills, rooms that are too hot or too cold, and a noisy system as reasons to look at replacement. It is a prompt. A 16-year-old furnace that heats the house and needs a flame sensor can still be a repair.

About 15 to 20 years. A Department of Energy Building America guide discusses a 15 to 20 year life when the furnace was installed and kept in working order. That is the practical planning band to start with.

About 18 to 20 years as an average, and longer when the install was right. An older Department of Energy fact sheet put a gas furnace average lifetime between 18 and 20 years. Averages hide early failures and long runs. A Building America field study found furnaces still operating past 20 years, and reported that efficiency does not have to fall off with age if the firing rate, the filter, and the airflow stay right. The same work has put a correctly installed furnace in a 20 to 30 year range. That is the long end, not a promise, and not what an oversized furnace on a starved return gets.

If you want the failures that mean "replace" rather than "how old is it," they are listed in signs your furnace needs to be replaced.

Why a Mansfield furnace can be old and still be a repair

Heating season here is short. Many winter days stay above freezing. The furnace may run hard for a week when a front comes through, then sit again. Fewer burner hours than a northern furnace is one reason a sound heat exchanger can still be in service past the 15-year prompt.

The blower does not get that rest. From late spring into October it moves air for the air conditioner. When the motor fails, the age of the cabinet is one fact and the heat exchanger is the other. Attic installs add heat, and a condensing furnace up there has a drain that can overflow or ice on a hard freeze. Those are install problems until the exchanger or the vent is no longer sound.

What age does not tell you

It does not tell you the brand failed. Two furnaces with the same badge age differently if one was sized to the house and the other was copied off the old cabinet. Short cycling wears the heat exchanger. The badge did not choose it.

It does not turn a small part into a new furnace. Igniters crack and flame sensors coat during the idle season. Those are repairs when the exchanger, the cabinet, and the flue are sound. You should hear the price before parts are replaced.

It does not make an 80% furnace obsolete this year. The current federal minimum is 80% AFUE. A rule on the books would raise that for furnaces manufactured on or after December 18, 2028, and that date has been under review. An 80% furnace uses a metal flue. A 90% or higher furnace needs PVC vents and a condensate drain. In a Mansfield attic, that pipe run can cost more than the difference in the box. Furnace installation and replacement should spell out the vent before you approve it.

It does not require a new air conditioner. Leave a sound cooling system and ask for the furnace-only price. A heat pump is a different system when both halves are due. Heat pump vs gas furnace is that comparison.

Age plus the failure in front of you

Put the year next to the part.

  • Under about 10 to 12 years, and the failure is an igniter, a sensor, a capacitor, or a thermostat: repair it, unless the heat exchanger is already damaged.
  • Around 15 years, and the failure is small, and the house still heats evenly: repair is still reasonable. Ask what the exchanger and the flue look like while the technician is there.
  • Around 15 to 20 years, and the failure is the heat exchanger, a rusted flue, or a second major part in a short span: price a replacement before you approve the repair.
  • Any age, with soot, a yellow flame, a gas smell, or a carbon monoxide alarm: the furnace stays off. Safety is not an age calculation.

A Department of Energy contractor guide uses a cost comparison alongside age: if the repair is more than about half the cost of replacement, replacement is the stronger spend. Treat that as a comparison, not a rule. The national bands people use to see whether a bid is in a normal world are in furnace replacement cost in Arlington. They are industry ranges, not a Mansfield price. Your price depends on the system, the house, and the equipment.

The install is the lifespan

A premium cabinet that was oversized, set on a clogged return, and vented into a tired metal flue will have a shorter life than a plain furnace with airflow, a drafting flue, and a size that does not short cycle. Ask how the BTU size was chosen and where the condensate goes if the new furnace is condensing. A fall check catches a coated sensor. It does not resize a furnace that was too large on day one.

Frequently asked questions

At what age should a furnace be replaced? There is no single birthday. The Department of Energy's Energy Saver guide says to consider replacement when a furnace is more than 15 years old. A Building America guide talks about a 15 to 20 year life. An older Department of Energy fact sheet put an average gas furnace lifetime between about 18 and 20 years. A later field note found furnaces still running past 20 years when they were installed and maintained well. Age starts the question. The heat exchanger, the vent, and the repair in front of you finish it.

Do furnaces wear out faster in Texas? They run fewer heating hours than furnaces in a cold climate, so calendar age can run long. The blower is not idle. In Mansfield it moves cooled air through a long cooling season, then gets asked to heat on the first cold night. A poor install, low airflow, and short cycling use those hours up faster than the badge on the cabinet does.

Is a 20-year-old furnace unsafe? Age does not make it unsafe. A cracked heat exchanger, a rusted flue, soot, a yellow flame, a gas smell, or a carbon monoxide alarm does. If you smell gas, leave the home and call the gas utility or 911 from outside. If an alarm sounds, or anyone feels ill in a way that eases outdoors, get everyone outside and call 911. Leave the furnace off until it is checked.

Can I keep repairing an old furnace? Yes, when the heat exchanger, the cabinet, and the vent are sound and the failed part is straightforward. An igniter or a flame sensor on a furnace that still heats evenly can be a repair at 15 years. A cracked heat exchanger is not a repair. Ask for the repair price and a replacement price before you approve parts on an older furnace.

Does a new furnace last longer if I buy a certain brand? The brand is the weak predictor. Sizing, ductwork, airflow, and commissioning decide more. A furnace that was sized to the house, given a return that can feed it, and vented so the flue actually drafts will outlast a premium cabinet that short cycles every evening. Ask how the size was chosen.
